Deed of Covenants
Binding covenants against unilateral fencing, construction or fragmentation; no alienation without estate consent — protecting every co-owner.
12-month Buy-back @ ₹30 L
A legally binding commitment: the company will buy back your ₹25 L Phase-1 share at ₹30 L after 12 months if you wish to exit early.
Transfer & Exit Policy
Shares are transferable subject to estate consent as per the Deed of Covenants — no involuntary lock-in beyond the buy-back window.
Revenue Pooling
All estate revenue — crop, processing, agri-tourism, consultancy — is pooled centrally. After operating cost, 30% forward-investment set-aside and 10% reserve, net proceeds are distributed quarterly, pro-rata.
Timber as Special Dividend
Red Sanders, Teak & Mahogany realisations are treated as capital gain and distributed as a one-time special dividend in the year of realisation.
Agricultural Income — Tax Exempt
Dividend income received is exempted from income tax as agricultural income (reviewed annually with a Chartered Accountant).
Bridge Debt Option
Prefer debt over equity? Support the project via Bridge Debt at 12–15% p.a., 12–24 month lock-in, secured against acquired land and assigned receivables.

Is this only land?

Will I actually receive ownership?
Yes. Each qualifying investment is recorded as undivided fractional ownership through the SPV's legal structure, supported by a share certificate issued within 72 hours.
How is transparency maintained?
Share certificates, quarterly audited financials, monthly farm reports, annual shareholder meetings, revenue pooling and clearly defined governance — all documented in the business plan.
Can I visit the property?
Yes — and we encourage it. Walk the estate, review the legal documentation, meet the team, and make an informed decision before committing.
What if I need to exit early?
A legally binding buy-back guarantees that 1 share invested at 25L will get a buy back offer of 30L after 12 months. Shares are also transferable subject to Deed of Covenants.
